Toscana CC 2006 3rd Quarter Report

Dear Toscana Resident:

With re-sales in Toscana Country Club just in its infancy stage, we like to provide residents with market data that is important to them. This is the first of the quarterly reports you will be receiving from us.

It is interesting to note the following when we bring the real estate market down to the comparative communities.

There are currently 7111 homes for sale in the immediate desert area. As of October 1st, there were 2469 homes for sale in the communities listed above. The homes inside gated golf course communities were 1015 which equates to 41.4%.

Since the first of the year, 8 existing homes have sold. As you can see, the majority of the homes sold are the smaller Amalfi floor plan with or without a casita. Consistent with the market in the desert, the days on market have increased to what most would call a more ‘normal' market. We anticipate a great season in 2007 and re-sales should continue to command great prices based on immediate availability, upgrades and location.

Currently there are 303 homes over $2,000,000 on the market in the major communities of the Coachella Valley. Since November 1st, 18 new properties have been added to the 285 homes that were already on the market. A total of 9 homes in the major Coachella Valley, selling over $2,000,000, have gone pending since May 11, 2006; 6 of those homes went pending since October 1, 2006. The Median price was $3,495,000.

What we have experienced is the homes with all the quality upgrades, bells and whistles are the properties selling in today's market. We have represented both buyers and sellers in 5 of the 9 re-sales in Toscana since the first of the year.
